May Home Sales Report (2025)

Here are the latest statistics for residential real estate in Cincinnati, Southeastern Indiana, Northern Kentucky, Dayton and Springfield.

Despite an increase in inventory, home values continued to appreciate, indicating favorable market conditions for both buyers and sellers across the region last month. Here is a report by region of home sales during May of 2025:

Cincinnati Market Statistics

May 2024 vs May 2024

  • -1% decrease in homes sold (1784)

  • 3.7% increase in median sale price ($320,000)

  • 0.9% increase in sales volume ($683,060,000)

  • 40.4% increase in active inventory (2433 listings)

  • 14% increase in new listings (2396 new listings)

  • 0% increase in median days on market (4 days)

January-May 2025 vs. January-May 2024

  • 1.7% increase in homes sold (6766 vs. 6650)

  • 3.5% increase in median sale price ($300,000 vs. $289,900)

  • 7.1% increase in sales volume ($2,450,000,000 vs. $2,290,000,000)

Northern Kentucky Market Statistics

May 2025 vs May 2024

  • 3.6% increase in homes sold (579 homes vs 559 homes)

  • 3% increase in median sale price ($305,000 vs $293,000)

  • 8.5% increase in sales volume ($201,900,000 vs $186,100,000)

  • 11.8% increase in active inventory (960 vs 859)

  • -.8% decrease in new listings (822 vs 829)

  • 23.1% increase in average days on the market (32 vs 26)

  • -1.8% decrease in homes sold (2354 vs 2398)

  • 9.3% increase in median sale price ($299,900 vs 274,386)
