April Home Sales Report (2025)

Here are the latest statistics for residential real estate in Cincinnati, Southeastern Indiana, Northern Kentucky, Dayton and Springfield.

With increasing inventory and homes selling quickly, the housing market holds opportunities for both buyers and sellers as the busy spring season takes off. Here is a report by region of home sales during April of 2025:

Cincinnati Market Statistics

April 2025 vs April 2024

  • 1.9% increase in homes sold (1579)

  • 5.3% increase in median sale price ($300,000)

  • 7.9% increase in sales volume ($569,240,000)

  • 40.2% increase in active inventory (2127 listings)

  • 6.3% increase in new listings (2267 new listings)

  • 33.3% increase in median days on market (4 days)

January-April 2025 vs. January-April 2024

  • 2.5% increase in homes sold (4970 vs 4848)

  • 3.9% increase in median sale price ($291,000 vs. $288,077)

  • 9.6% increase in sales volume ($1,77,000,000 vs. $1,610,000,000)

Northern Kentucky Market Statistics

April 2025 vs April 2024

  • -1.1% decrease in homes sold (530 homes vs 536 homes)

  • 2.6% increase in median sale price ($277,500 vs $270,500)

  • 4.7% increase in sales volume ($174,500,000 vs $166,700,000)

  • 22.3% increase in active inventory (887 vs 725)

  • 11.9% increase in new listings (742 vs 663)

  • 0% increase in average days on the market (6)

  • -3.9% decrease in homes sold (1758 homes vs 1829 homes)

  • 9.3% increase in median sale price ($295,000 vs $270,000)
